of any energy conservation measures that have
been implemented, while ensuring that they do not
reduce tenant comfort.
5.2 Energy Analytics
Pacifc Controls Galaxy™ Energy Analytics module
analyzes energy consumption, demand and costs.
It provides web-based performance dashboards
that show when and where energy is being
consumed, and how the level of energy use, and
its cost, can be optimized. The Energy Analytics
module builds upon the analysis performed by the
M&V module by carrying out the various types of
analysis described below:
Building Demand Analysis
creates energy
demand profles for:
• Previous demand versus the average demand
for the same day of the week over four weeks
• Previous seven days demand.
• Rolling 12 months peak demand
• Rolling 12 months load factor - average power
consumption divided by maximum demand
consumption.
Building Load Analysis
creates consumption load
graphs that show the relative energy demands of
the HVAC and lighting systems. They show how the
demands change over time and will detect systems
operating at inappropriate times.
Building Utility Bill Analysis shows the actual bills
for the current and previous years on one graph,
together with the forecast for the current year
that has been derived from last year’s fgures.
The graph shows both monthly and cumulative
totals. This module analyses the utility bill in detail
to separate charges for generation from those
for distribution, and identify peak load charges,
to highlight the most promising areas for making
savings.
Portfolio Energy Analysis provides a total for utility
consumption and cost for the entire portfolio, which
can be displayed for the whole portfolio, or broken
down by region or individual building.
The Galaxy™ Energy Analytics module provides
an automatic daily assessment of consumption
patterns, alerting the facilities manager to any
deviation from the expected behavior. It can detect
errors in utility bills, increase the accuracy of cost
forecasting and help identify further cost saving
strategies.
5.3 Carbon Analytics
It is increasingly becoming necessary for building
managers to measure the carbon footprint of their
buildings and demonstrate that it is being reduced.
The Galaxy Carbon Analytics module can calculate
the carbon footprint of all of the client buildings
from the data that has been
compiled and analyzed by the
Measurement and Verifcation and
Energy Analytics modules.
Galaxy™ compiles data on direct
and indirect emissions and uses
past performance to create a
software model of the building’s
carbon footprint over time.
The module then compares the
previous day’s emissions, both
against the forecast produced by the model and
the forecast adjusted for the actual temperatures
on the day. It produces reports of actual and
projected emissions for both the month to date and
the year to date. This allows Galaxy to identify any
anomalies in performance and provide verifable
data on the benefts of any carbon reduction
measures that have been taken.
The Portfolio Carbon Footprint Analysis
calculates a single fgure to summarize the
reduction in carbon emissions that has been
achieved across the whole portfolio. This is the
weighted average of the previous day’s carbon
emissions as a percentage of those forecast by
the model. The weighting is the volume of carbon
emissions for each building. The summary data is
available for all of the buildings in the portfolio, or
for a single region, or an individual building.
