HSBC, Dubai Internet City - Building Management System

The 4-storey HSBC Building is located at the Dubai Internet City. Pacific Controls has designed and deployed the Building Management System (BMS) that enabled HSBC to have a totally integrated automation system to monitor and control all the systems in the building for efficient management, from anywhere in the world. This enables the bank to increase its operational efficiency and energy savings.

The BMS designed and installed by Pacific Controls consists of all the peripheral devices and plant room automation controls. The outstations such as controls, I/O modules, relays etc. are networked with open protocols and connected to a system controller receiving the chiller data. All these data are mapped in the BMS for display, alarming and logging. The system is equipped to provide offsite commissioning, trouble shooting and offsite maintenance via the Internet, thus optimizing resources.

American University of Sharjah - Building Management System

Pacific Controls implemented a fully integrated Building Management System (BMS) for the Academic Building at the American University of Sharjah. The BMS is designed as future-proof with the automation system capable of seamlessly integrating with existing and future systems at ease.

The scope of BMS work included supply of a microprocessor based system for Variable Air Volumes (VAVs) and Air Handling Units (AHUs) networked to a central graphics station using open protocols. Two BDSs are installed in the building functioning on the Niagara framework with each unit serving control devices throughout the building. Using the powerful application in the BDS and the open protocols, the system controllers integrate with third party products at ease. The system is e-Enabled allowing multiple users to access the system, and is also fully capable for future upgrades.

TECOM, Dubai Internet City - Building Management System

The Dubai Technology, E-Commerce and Media Free Zone (TECOM) is one of the pioneers in the technology arena that serve as the base for global media companies to set up operations in the region.

Pacific Controls has implemented the Building Management System (BMS) for 5 loft offices located in the Dubai Media City. The BMS designed and installed for TECOM buildings comprises plant room automation controls, room controls and peripheral devices.

Multiple outstations with controllers, I/O modules, relays etc. are networked with LonWorks open protocols and connected to the system controller that receives the chiller data via BACnet IP protocol. These data are mapped in the BMS for display, alarming and logging. The system is equipped to provide offsite commissioning, trouble shooting and offsite maintenance via the intranet, thus optimally utilizing resources for fault rectifications. The BMS enables monitoring and controlling of the building functions resulting in increased operational efficiency and energy savings.

21st Century Tower, Dubai - Building Management System

21st Century Tower, standing 269 meters high and spanning an area of 71,400 square meter on Sheikh Zayed Road in Dubai, owns the pride of being the world’s tallest residential building. Pacific Controls implemented a fully integrated Building Management System (BMS) that has created a complete centralized automation of the building functions in areas including HVAC, chillers, fire alarms, power monitoring, emergency lighting, elevators, CCTV, access control and generators.

AutomatedBuildings.com, the online magazine and Web resource, published a review of the system on their portal, and the Chartered Institute of Building Services journal reviewed the system and services of this building in their publication.

A total of 15 outstations comprising controllers and I/O modules are installed in the building to connect to the field devices. These outstations are connected to the system controllers through open protocols. 5 chillers are connected via a network to a gateway to provide data to the system controller using BACnet IP protocol through a Local Area Network. All data are sent to the BMS for display, alarming and logging.

The central processor of the fire alarm system is integrated with the system controller via the gateway using BACnet IP protocol over Internet Protocol. Strategic points from the fire alarm system are mapped in the BMS providing area wise fire alarm zones and system fault etc.

Shangri-La Hotel, Dubai - Guest Room Automation System

Hotel Shangri-La, a deluxe five star hotel in Dubai, has 450 guest rooms and 120 furnished apartments. Shangri-La, well-known for its excellent hospitality, has won many accolades for being the "Most Energy Efficient Hotel Chain". The hotel, which bagged DEPA Middle East Hotel Awards for Excellence in Interior Design in 2005, has been now awarded the Business Hotel of the Year for 2006. Shangri-La has bagged this award in recognition of showing excellence in the provision of services and facilities for the business traveler. The award winning guest rooms in the hotel have automation systems implemented by Pacific Controls.

Pacific Controls implemented the state-of-the-art Guest Room Automation System for Shangri-La consisting of smart bed side consoles from where guests can operate all the lights in the room, switch the air-conditioning on or off, increase or decrease the temperature set point, select the fan speed, view the temperature in the room, set wake up call, call the butler and other room services. The bed side console also provides a master switch to switch off all the lights with a touch.

The rooms are networked to a central software station for a centralized view of all the rooms, which is integrated with the hotel reservation system to operate the rooms based on "Vacant" or "Occupied" status. The system also provides valuable operational data such as staff response to the guest call, energy saving data, room occupancy status in case of emergency evacuation etc.

London Hospital, Kuwait - Building Management System

The London Hospital in Kuwait is a multi-specialty facility offering a variety of healthcare services. Pacific Controls, in partnership with Security Systems Co. Kuwait, installed the complete Building Management System (BMS) for the hospital, which has a centralized monitoring and control of all the building functions in areas including HVAC, chillers, fire alarms, power monitoring, emergency lighting, elevators, integrated digital CCTV and generators.
