Maintaining equipment properly is essential to
keeping energy use under control. The Galaxy
platform facilitates the work of asset managers in
tracking, maintaining and managing their property,
facilities and equipment and getting the best
performance from them throughout their life-cycle.
It has asset registration and tracking facilities that
store supplier and warranty information, physical
description, registration and certifcate numbers
and track movement of equipment between sites.
The system can provide:
• asset management
• property management
• maintenance management
• stores/inventory management
• time and attendance
• helpdesk and knowledge base
• drawing management
• document management
• tenant billing system
• bill verifcation
• key performance indicators (KPIs).
It provides tools for monitoring maintenance and
repair job requests, and for scheduling work for
routine preventative maintenance.
The main user interface is customized to include
a tree structure showing the building, parts of the
building, individual spaces, and different systems
and parts of systems. The tree structure is used for
navigation through the system and automatically
adapts to changes. All systems connected to the
management portal can be accessed through the
same graphical user interface using standard web
browsers without the need to install client software
in remote computers and laptops. The interface
can show a number of views for each building and
system layer: system, foor plan, trend, alarm and
event log. Alarms are shown in red both in graphical
views and the tree structure.
Each alarm message includes a shortcut to the
relevant graphical system and foor plan view. The
main user interface allows users to manage alarms:
acknowledge them, key in notes, and escalate
alarms.
The Galaxy facilities management tools can use
standardized jobs, or create work orders triggered
by customer requests, and can schedule regular
maintenance at any frequency, based either on
time periods or measures of usage such as hours
of operation, kPa, or amps. Work orders can be
created for every maintenance task with estimated
and actual costs for labour and parts and can link
to external fles such as MS WordTM and ExcelTM
to print the orders. The platform can also send
email alerts to escalate maintenance tasks not
carried out on time.
The facilities management system generates a
wide variety of periodic reports for any defned KPI
including:
• preventive maintenance backlog,
• overdue preventive maintenance work orders,
• maintenance cost variance
• downtime and repair time and MTBF for any
asset
• average usage rates
with the provision to drill down and view a detailed
report and create custom KPI
charts.
The system can be used for
bill verifcation and for tenant
billing, capturing the usage
fgures and generating the bills.
It can also support procurement
management and monitor service
level agreements (SLAs). It will
produce alerts on contracts
nearing their end.
By using the facilities
management module to schedule proactive
maintenance alongside the Galaxy energy
management services, equipment can be kept
running at peak effciency to minimise fuel bills.
